Job Description: The roof line slopes into an enclosed/contained gutter that than then drains onto another roof area and into the normal guttering. It appears that water is pooling in the corner and has overflowed the flashing and penetrated into the wall cavity resulting in the appearance of black staining - likely mound - in the stairwell and one of the rooms. Nee to adjust the gutter and flashing to preclude re-occurence of the problem. Also require the installation of an exhaust fan thru to the external air in the bathroom. The current fan vents into the roof cavity but it is restricted due to the roof construction, insulation etc and is not very effective

Job Description: HWS and A/C overflows not connected, conducive condition to pests. The HWS and A/C overflows located are not connected to the stormwater system. These overflows need to be connected to the stormwater system by a qualified plumber. The potential for excess moisture can cause conducive conditions for termites.
