Location: Sunshine, VICJob Description: I need the renovation of an existing bathroom and the creation of a second bathroom in the master bedroom; complete demo of the existing and building of a new kitchen, the removal and creation of new walls to create a laundry and alter the existing bathrooms. Bathrooms Both bathrooms will be tiled with 600 x 600 mm tiles floor to ceiling, have walk-in showers, use timberline cabinets and vanities and custom stone benchtops. The main bathroom will have a bath. Kitchen Kitchen cabinetry will be the IKEA metod system (draft plan attached). The kitchen will have stone benchtops and splashback. The kitchen will include the installation of dishwasher, rangehood and induction cooktop. Laundry The laundry will be a new room in place of where part of the existing kitchen occupies. Laundry will have Ikea cabinets on both sides and room and outlets to house a washing machine and dryer units on the ground. Flooring All four bedrooms will need to be prepared for carpeting (including fixing of any ripped up floors following restumping and disposing of existing carpet). I will likely engage a carpeter separately. The hallway and laundry floor will need to be tiled with 600 x 600 mm tiles. Lounge and kitchen area will be engineered hardwood flooring. External doors In the living room I require two external 2 x 3 m bifold doors installed and one 1 by 2 meter window. The walls are made of brick. Demolition Demolition will require the removal of some walls in the house, demolition of an existing bathroom, the removal of a second existing bathroom that contains a bath and a sink. Tiling in the hallway and in the living room will no longer be used however Im hoping for a cleaner and easy solution than removing the tiles such as levelling and tiling over or placing engineered timber floor boards over those existing tiles. General information: The renovation does not require any custom cabinetry. Cabinetry will be supplied through IKEA for the kitchen and laundry and timberline for the bathrooms. The living room and half of the bathroom is on a concrete slab the rest of the house, including the four bedrooms, ensuite, the hallway and the laundry are all on stumps. The section of the house on stumps will need to be restumped prior to renovations. I may look at doing this separately before this engagement. Ive included the current floor plan and used Floorplanner to mock up a draft future floor plan. I do not have detailed plans and specifications yet but will likely engage a draughtsperson following discussions with the builder and finalisation of requirements. There is good onsite parking for multiple cars and good access for both the front and rear of the house. There is also unrestricted street parking out front of the house. House will be lived in for about a year after renovation completion and then possibly sold. Please include in your estimates an allowance for demolition and removal of all building waste at the end of the project. Do not include, stumping, carpeting or painting at this stage. I would like to work with someone who is a good problem solver and who can affect clean lines and visual harmony between the placement of grouting, cabinets, materials and fittings. I would appreciate references/examples of similar projects youve previously completed. If interested, please provide an estimate to the extent possible and we can discuss/meet onsite as necessary after. Looking to start renovation work in February/March 2025.
