Job Description: I am moving forward with some upgrades and conversions for the property located at McClelland Avenue Lara , which is intended for use as an investment rental property. The scope of work covering both the main residence renovation and the full conversion of the garage into a separate dwelling (Granny Flat). I. Main Residence Interior Renovations The focus here is on cosmetic upgrades and modernization: Kitchen: Replace the existing kitchen with a new, medium-quality unit (e.g., Bunnings, IKEA, or similar standard). Bathroom: Complete renovation of the main bathroom with medium-quality accessories. Flooring: Replace the toilet and install new floor tiles in this area. Remove existing floor tiles from the hallway and remove the laminate flooring from the kitchen area. Sand and polish the underlying timber floors throughout the house. Painting & Lighting: Remove all existing wallpaper from the walls. Complete a full interior paint job (walls, ceilings, trim). Install new ceiling downlights throughout the entire house. Climate Control: Installation of the Ducted or Split AC system (units will be supplied by me). II. Garage Conversion (Granny Flat/Teenager Retreat) This involves converting the existing garage structure into a fully self-contained unit, ensuring compliance with standards: Conversion & Structure: Convert the garage into a functional teenager retreat or granny flat. Please ensure the ceiling height is compliant with standard residential requirements and that proper insulation is installed. New Amenities: Install a small kitchen area and a separate bathroom with a toilet. Climate Control: Installation of a Split AC unit (unit will be supplied by me). III. External and Service Separation Works Separating the two dwellings and improving curb appeal: Entry & Separation: Create a separate front entry point for the new granny flat. Install a dividing fence running from the front of the property back to fully separate the main house yard from the granny flat yard. Utility Separation: Install a separate electric meter and a separate water meter for the granny flat. Driveway & Carport: Slightly extend the existing front driveway to accommodate two parked cars. Construct a covered carport for two vehicles, ensuring it includes side access leading directly to the granny flat entrance. Mail: Install separate letterboxes for both the main house and the granny flat. Material Note Please note that I plan to select and provide the following materials directly to the site to manage costs and aesthetics: AC units, tiles (for all areas), vanity, and other bathroom/kitchen accessories. Job Description: We're looking to completely renovate our shower. It's ~1.15x0.86m and tiled up to 2.15m, though we're looking to tile the full room height of approximately 2.5m. Porcelain tiling would be ideal, and also looking to replace a fixed shower head with a railed shower head. We have a new shower mixer to replace the old one, uninstalled. Also keen on potentially adding a half wall or niche to place soap bottles on. The shower is in the corner, so two sides will be glass, which we're also looking to replace.
