Below are the project details: Scope of Work Removal and replacement of existing support beams and posts due to wet rot identified in the front load-bearing beam. Installation of new, durable, and weather-resistant materials to ensure long-term structural stability. All work must meet local building codes and match the existing aesthetic. Specifications 1. Joists: 6 shorter joists, approximately 1.7m each (plus overhang). 2. Front Load-Bearing Beam: 1 beam, 5.9m long with 10cm overhang on each side (total length: approximately 6.1m). 3. Long Beams: 3 beams, each 5.9m long. 4. Balcony Railing Support Posts: 3 posts, 107cm each (90cm above the balcony deck). Additional Details Wet rot is present in the front load-bearing beam and may also affect other beams. For safety, I would like all beams and posts replaced.
