Location: Rocklea, QLDJob Description: As requested I have again attended to inspect, test and prepare a report outlining damage to lights, fans and smoke alarm caused by recent severe storms. Water has entered the ceiling space and come through several electrical fittings lounge fan/light (light cover filled with water), front southern bedroom fan/light (light cover filled with water), hallway 240V smoke alarm (water ingress disabled due to constantly alarming), kitchen 3 x downlights (water ingress to power supplies in ceiling not working), kitchen round fluorescent (water ingress not working). All of these fittings will need to be replaced due to insulation resistance tests showing unacceptable readings (0.2 meg ohms), this reading shows that moisture is allowing the power to contact earth/metal on the fittings which is not safe, the allowable reading is 2 meg ohms. Most of the water ingress seems to be on the southern side of the house but it would be advised to check/replace all of the fittings on the ceiling especially motors, power supplies and smoke alarms as in most cases they are unable to be repaired. I have advised the tenant not to use the affected fittings for safety reasons until they can be repaired/replaced, to go ahead with repairs the water leaks would need to be rectified before new electrical fittings installed.
