  Job Description: Hi We have recently purchased a unit in East Brisbane that is in dire need of a renovation: Address is Unit 20 / 237 Wellington Road East Brisbane if you wanted to view further photos online. We have a budget in mind, but not sure how far it will take us. Upstairs was renovated in the last decade (so we wont be touching that too much at this point, with the exception of a small kitchen refresh matching bench top and cupboard doors to downstairs kitchen and maybe a re-paint), but the downstairs is original..start laughing now.. Below are our current ideas: KITCHEN my thoughts (very happy if you have other ideas to improve the flow of the space) 1. Knock down as much of the wall between the kitchen and formal living / dining room to create an open floor plan with large island bench. 2. Get rid of meals area 3. Create a laundry and walk in pantry / butlers pantry where the washer and dryer currently is (saves moving utilities) 4. Move remainder of kitchen to where meals area is 5. Prefer a wall oven than under bench 6. Large fridge with water supply 7. 4 plate induction cooktop 8. Dishwasher 9. Some of the cupboards along the wall between kitchen and living room could be kept. They are quite large and would just need new inserts and replacement doors to match remainder of kitchen 10. We saw the below kitchen island with an attached dining table of sorts that we like, but wood is too dark. Would prefer a lighter wood colour. 11. Soft close drawers and cupboards 12. Colours thinking mixture of white, natural wood and a pop of black. Like a white granite with grey veining. LAUNDRY - 1. Laundry to have wall mounted ironing board 2. Ive seen some very clever laundry designs with the washer and dryer raised off the ground, with space for robot vacuum below, and drying racks above. Would also want some sort of bench to facilitate folding etc. 3. Doesnt need to be huge 4. Door to close off laundry from pantry / kitchen PANTRY / BUTLERS PANTRY 1. Some open shelving, but mostly cupboards or large drawers, as I hate idea of having to wash dishes before we use them. 2. Must be able to be kept tidy / not seen from kitchen (maybe a door etc) 3. No sink or cooking facilities.just storage Floor plan ideas (very rough and not to scale): ENTRANCE HALL It would be good to have some sort of storage in the entrance hall, so that we can store our lunch bags, hand bags, gym bag, keys, mobile phone (need power points) etc as we enter the unit, rather than dumping them on the kitchen bench (my pet peeve). Kitchen island with dining table attached: We like this colour wood: MAIN BATHROOM THE RED ONE WITH SPA 1. Remove spa 2. Install large walk-in shower 3. Preference for larger tiles to reduce grout / mould 4. Update to double vanity 5. Update separate toilet to match 6. Free standing bath 7. Shower shelf along width of shower 8. The swan taps are apparently very expensive and unique. We would be keen to see if they can be integrated somewhere. ENSUITE BATHROOM THE GREEN ONE 1. Preference for larger tiles to reduce grout / mould 2. Update to double vanity 3. Larger walk in shower with shelf 4. Wall storage behind mirror WALK IN WARDROBE current the linen cupboard 1. Wall mounted ironing board 2. Wood grain similar to below (or same as kitchen if possible) 3. Mostly double hanging space as is for a male, with one unit of drawers and open shelves. STAIRS 1. Remove carpet on stairs 2. Refinish with same wood as used in kitchen 3. Also refinish balustrade to match 4. Thoughts on creating a bar area under the stairs mixture of wine bottle storage and spirit bottles, plus lots of crystal glasses 5. Sensor lighting near stairs CUPBOARD DOORS AROUND UNIT Throughout the unit, there are a few areas with cupboards that are fully functional, and really only just need new cupboard doors and possibly shelves, to match what goes into the kitchen. 4 in the main bedroom 4 in the hallway to amin bedroom 6 in the hallway behind the stairs. PAINTING 1. Paint throughout. Goal Easy care modern bathrooms and kitchen Colours Not beige or browns. Prefer more of a grey base Flooring There is some cracking in existing tiles, so thinking maybe a wooden floor, but up for discussion. We are intending on moving into the unit in mid-December. Upstairs is more functional that downstairs, so will live there till the downstairs is renovated.
