      Job Description: Patio to be level with and extend from existing dining/living/kitchen area double sliding doors into courtyard. Patio to cover half of courtyard to allow sun and view from dining table. Decking installed (not sure whether to do the entire courtyard (front access gate near the front door may need to be altered or moved as it opens into the courtyard) or have fake grass or pavers for contrast). Vertical garden installed to be viewed from the dining table (open to other suggestions). Vergola or similar for a patio roof to allow for natural sunlight and wet weather. Outdoor lighting and a fan maybe required. Gas BBQ to be installed and connected to the mains (is a must have), with pizza oven, fridge and/or sink (a nice to have). Landscaping also required - Vegetable and herb garden, perhaps use existing planter pots/plants but I am open to other suggestions. There is also a side garden area that may need revamping. Upgrading the garden and fencing at front door to be considered. Artwork made and mounted to outside rendered walls or screening. Renovation to include repair of structural damage, rendering and painting (as a result of poor workmanship not covered by insurance) to the front and back facades. Front facade's purpose is supporting the front door cover (this will need to be considered). Back facade's purpose is more cosmetic (potential to be removed for patio). Painting of front rendering may also be required. My property is at the far end of the driveway (unit 3) of 3 townhouse units and part of a Body Corporate. The gas meter is located to the left of the front door and the shared water meters are the front of unit 1. Current courtyard has a section of paved concrete and a section of gravel and pavers from the front side wooden fence near the front door. The existing garden has minimal soil depth (so plants are in pot plants) and is covered with black mulch. Two sides of the courtyard are rendered walls both are part of the neighbour's garages. The courtyard can be viewed from the dining, kitchen and living areas via large metal framed windows/sliding doors.
