good points - he picked up a lot of faults with the place including issues with the roof beams not being compliant bad points - this is where i'm not giving the 5 stars cause he said the roof beam issue was not a structural issue but according to the roof carpenters i got quotes from to fix it, it is!! it has cost me over $1.1k to fix what should have been borne by the previous owners if phil had stated it was a structural issue but he said it was not but it clearly was. all the nails had come off the beams in 2 sections of the roof joints so half of the main support beam was just haging loose not connected to anything. how is that NOT structural?? also i had double & triple checked with him to make sure he would test ALL the hot & cold water outlets to make sure they were working as the laundry hot water outlet had been sealed off with a cap so i couldn't check it out myself and he assured me he would. when i received his report, it said all the outlets were working but at final inspection, i noticed cap was still on on that laundry hot water outlet so i rang to check with him if it had been tested and he tells me that he did not check that bcos it had been sealed off. i said y didn't he tell me this b4 that he wouldn't check outlets if a cap was on it n y did he state in his report that ALL outlets were working when he clearly did not check that one & he just argued that he doesn't check outlets that r sealed off with the cap cause he didn't bring tools to remove it. he should have clearly told me about this from the start esp when i specifically mentioned this issue when i hired him to do the inspection. also he should have mentioned this in the report & not INCORRECTLY state that all outlets were working when he clearly did NOT check all of them repliedGrahn, Phillip Carl13 Apr 2025

As outlined clearly in the Limitations of Inspection section of your report, our service is a visual inspection only, as per Australian Standards. We are not permitted to carry out invasive investigations unless specifically requested and agreed upon in writing. We assess all accessible structural elements and test plumbing fixtures and electricals to ensure functionality. However, it's important to understand that this testing is non-invasive and limited to what can be visually seen or safely operated at the time of inspection. We also caution all clients that once tradespeople are involved, some may overstate repairs or raise concerns outside the scope of a visual inspection—often blaming the inspector in the process. Unfortunately, this is not uncommon in the industry. Finally, the inspection reflects the condition of the property at the time of assessment. Any damage or changes occurring after the inspection cannot reasonably be attributed to us. We always strive to offer honest, thorough, and professional service—as confirmed by the thousands of satisfied clients we've served.
