Structural Options Investigated Option 1 (House Raising): Quoted at approximately $65k just to raise. While this is our ideal scenario, it likely pushes the total build outside our $150k budget. Option 2 (Excavation): Digging down to achieve legal height, laying a proper slab, and executing full waterproofing. Option 3 (Performance Solution): Exploring a performance solution pathway to achieve legal compliance for habitable rooms. Layout Concepts We are Considering Note: Every layout must include a designated laundry space that functions seamlessly for a dual-living arrangement. (Our laundry space dryer and washing machine) Layout 1 (2 Bed, 1 Bath): 2 bedrooms, integrated bathroom/laundry, separate toilet, kitchen, and living room. Layout 2 (2 Bed + Studio): 2 bedrooms, 1 studio/office, integrated bathroom/laundry, toilet, and kitchen. (Note: This will compromise some space in the communal living areas). Layout 3 (Hotel/Self-Contained Style): 2 self-contained rooms, each featuring its own ensuite and kitchenette. Scope of Main Works Ceilings: Soundproofing (critical for tenants), lighting integration, and cladding. Walls: Framing, insulation, and cladding. Services: All core plumbing and electrical rough-ins and fit-outs required to connect appliances. We are incredibly anxious about making the wrong decision and regretting it later.
