We had a blocked/collapsed stormwater pipe under the rear laneway of our property. Council didn't want to know and said it was a private connection. So, Alex and his team came along and fixed the problem. We had to open the road (with the appropriate permit in place) and replace the stormwater pipe. To say this was a tough job would be an understatement. There were several issues along the way including a 300mm layer of concrete under the asphalt - this required a specialist road saw but wasn't known about until the job was underway. We then needed an excavator and tip truck to remove tonnes of extra concrete. Anyway, the point is that this job escalated very quickly but Alex took it all in his stride, replaced the pipe, and closed the road again within the day. Seeking a quote or quote range for all the jobs that the individual feels qualified to address (no shame in turning down one or two of them!) Inspection can be arranged via our property agent. Rain penetration: Address rain penetration in bathroom: Common causes include faulty or missing flashing, cracked tiles, degraded pointing, lack of sealant and blocked weep holes. Rain penetration can also occur when water tracks horizontally under the lip of eaves and roof linings with insufficient angles, or by tracking across wall ties. Repointing: Address minor mortar deterioration in front of house, and anywhere else identified. Quick Fix: Repair swollen skirting by bathroom door. May require sanding / spackle / wood replacement. Will be repainted later as part of whole house repaint. Drummy Tile: Quick fix to drummy kitchen tile. Stormwater drainage: Roof plumbing is not adequately connected to the stormwater drain at the back side of the property. Needs connecting / fixing. Sliding door decay: Fill and seal timber on sliding door base to address fungal decay. Address minor roof fungal decay: Cut / fill / seal minor wood root on exterior. Fix front fence posts: Replace or spackle and repaint paint decayed front fence posts. Seal with lasting treatment if possible. We are also considering these additional jobs, dependant on price: Remove indoor closets: Remove and dispose of cheap indoor closets with minimal damage to flooring, skirting and flooring. Floors and walls will be repainted, but appreciate any minor sanding and cleaning to make the impact minimal. Pressure cleaning: Thorough clean of pavers, steps, tiling and brickwork with pressure hose at front of house and rear, in preparation for sealant applied to paving. Fence Painting: Painting the back fence across at the rear and side of the house. Floor re-staining: Fully sand floors in Bedroom 1+2 + hall + livingroom. Restrain with dark wood stain. Seal with polyurethane finish. Full repaint of interiors (doors, walls, ceilings) and repaint of front facade, including steps. Purchase and fitting of 8 subfloor vents to address rising damp, and suggestions for other damp-control measures.
