The works involve internal office refurbishment including strip-out and reconfiguration of existing fitout where required, installation of new partition walls, ceiling adjustments, floor finishes replacement, painting, and associated electrical works including lighting and power/data modifications. Minor plumbing works may be required for kitchenette/staff amenities upgrades.       Job Description: After a quote for the build of an attached garage at our property. This outlines the initial scope of work to assist with planning and approval. Please find attached a photo and floor plan reflecting our intent. The key aspects include: Positioning: We aim to maximize the garage width to extend as close to the boundary as regulations permit, without requiring setback variations. The current distance between the house and the boundary fence is approximately 3.8 metres. Garage Length: The garage will run approximately 8 metres, with its front starting from the point where the first side window of the lounge/dining room ends (as shown in Pic 1). Window Consideration: The second window of the same lounge/dining area will be blocked by the garages side wall. Integration: The garage will be attached directly to the house and aligned with the existing structure. Internal Access: We plan to include an internal access door from the rear side of the garage into the current rear bedroom of the house (3.0 x 3.6m), as illustrated in Pic 1. Shed Removal: The existing shed will be removed to accommodate the new garage build. Roofing: The garage is intended to have a flat roof. Faade Design: The front faade will feature a rendered finish with two columns on either side of the garage opening, shown in Pics 6, 7 and 8 Drainage: A drainage canal will be created in front of the garage to manage rainwater flow. An additional drainage canal will also be installed along the garage side adjoining the boundary fence to ensure proper runoff and prevent water pooling. If required
