Are you an insured business and do you guarantee your work?

Yes we are most definitely an insured business.  Skilled Conveyancing Services Pty Ltd has always been covered with Professional Indemnity Insurance (just like a Solicitor). We provide our clients with the best service we can however in the event of any customer not being satisfied, there is provision for them to make their complaints to an Authority (just like a solicitor).  Full details are disclosed to our clients in our very first letter so they are aware of their rights.

How did you decide to get into your line of work?

I worked for Solicitors since leaving school and had an interest in law.   I set myself goals and one day imagined I would have my own business where I could make all the right decisions in assisting my clientele.  I started my own business in 1990 and continue to act for the same client and  am  now acting for my clients children......word of mouth - it's the best form of advertising. You have to really love this work and keep up with the many changes, it's not easy work but you feel satisfied when you have assisted clients in and out of their homes who truly appreciate and respect you and your efforts.

Do you have a favourite customer story you would like to share?

I have many customer stories to tell from my satisfied clients but one purchaser that comes to mind thought he was only buying an Apartment and one car space.  The agent and the other party did not know that the Title showed a second car space belonging to the property which thrilled my client because they rented it out and made money.  Checking out the Title and other documentation is essential for each client file, no file is the same, so the initial time we spend with the client to explain and answer any questions they may have is an essential part of having a happy client  :)

What do you like most about your job?

I love my work because I love helping people, it's really as simple as that.  I have worked in the legal industry since I left school and worked so hard for my Employer Solicitors, that I remember dreaming of being in my own business one day and assisting clients the way I would want to be assisted and treated.  I commenced on my own in 1990 and have survived on the majority of repeat business which I am very very proud of.

A customer should ask if they are qualified to do the work they require, they should also ask how many years they have been working in the industry to know how much experience they have had.   Experience counts!

The most common question is what is the difference between you and a Solicitor doing conveyancing? The Government has made a huge changes in many industries, including Conveyancing..... I wholeheartedly believe that the changes in the Conveyancing Industry made by the Government have made it too easy for people to become Licensed Conveyancers.  I have never believed that a "Certificate" or a "Dipoloma/Degree" is the only thing that makes the person qualified - it is experience in the industry that makes you better equipped to assist and benefit the client  who is entrusting you to act on their behalf and take them through an easy process to finalisation of their file.

Are you purchasing a property?  Buying a property can be daunting. There are so many terms and concepts to get your head around. We'll help you understand them all so you can buy your property with confidence.  Don't let buying your property give you a headache. We'll simplify it for you. 1.  Whether the property is in excess of $1M 2.  If you qualify for any Government Rebates or Concessions - given there is further documentation required to be prepared for stamp duty concessions, or Pensioner entitlements 3. If you are nominating anyone.   If you have signed a Contract in your own name but have decided to have someone join you on Title, or whether you have signed the Contract and you wish to nominate a substitute purchaser, State Revenue Office will allow this but further documentation must be prepared

1. Don't sign any documentation without seeking legal advice 2. We can assist you with the names of several professional people we deal with day in and day out - people like us, who have your interests at heart, ie. Building and Pest Inspectors, Accountant, etc. 3.  We can introduce you to a genuine Loan Manager with many years experience who can speak to you in detail about your current financial circumstances and whether or not you qualify for a home loan - there are more than 30 different Lending Institutions with many products available, the Lending Manager can provide you with three options for you to choose from - and it doesn't cost you a cent!

We strongly believe that our conveyancing fee is a very reasonable fee these days for the amount of work involved in Conveyancing, especially when we are required to continually extend ourselves far and beyond a simple sale or purchase transaction. There are continuing changes to the Act requiring experience, knowledge and expertise to manage it all. * subject to change

How do you normally charge for your service?

Our legal costs are *$995.00 plus GST and any out of pocket expenses we incur on your behalf. You receive a full Costs Disclosure, as required by the Act, so you are informed immediately as to how our costs and disbursements are structured. *subject to change  Disbursements  Disbursements are funds paid by Skilled Conveyancing Services Pty Ltd to obtain certain information on your behalf.  ie. Fees for Title Search, Company Search, Property Enquiries Certificates (rate and planning certificates), Owners Corporation (formerly Body Corporate) information, Settlement Fee, Sundries, File Management and Archiving for 7 years as per Act etc.  In relation to a purchase transaction, it is imperative that these enquiries take place as the outcome of our enquiries could result in having the Vendor attend to an outstanding Notice which has issued against the property which has not been disclosed to you. After all, you are paying the vendor a large purchase price for the property, don't you want the property thoroughly checked out ? It's a small cost in comparison !!!  Remember, a fee of $50.00 for an enquiry on your behalf could result in the vendor having to rectify a problem worth thousands of dollars!  If there are outstanding rates and charges due to either the Council and/or Water Board, they are adjusted between the parties at settlement and cheques drawn for unpaid amounts.  This means when a Purchaser takes possession of the new property, all outstanding rates, interest and other penalties have been paid by the vendor and therefore there are no monies due to the Council and/or Water Board.  There are many reasons why you need to come and speak with us before you commit to purchasing a property!

We specialise in all aspects of Conveyancing,  PURCHASING when you purchase a property, ie,  House, Apartment, Land, Car Parking Space, Storage Cage, etc,  SELLING Whether you are selling through a real estate agent by private sale or Auction or even when you are selling the property yourself, we can assist you in every way.  SUBDIVISIONS We are able to assist you and advise on all aspects of subdivision work - ie. from the beginning to obtain the correct Planning Permit, Surveyor's involvement, the local Council, Section 173 Agreement, Certificate of Compliance, and of course, the requirements and documentation needed by the Land Titles Office.  TRANSFER OF OWNERSHIP When you require a change of ownership on Title, whether it be between husband and wife, father and son, any related party.   There is no stamp duty implications for a change on Title between husband and wife, domestic spouses (defacto), same sex relationships but you are required to pay stamp duty between other relationships based on the current market value of the property being sold.  State Revenue Office will base the amount of stamp duty to be paid from a letter by a local Real Estate Agent.
