Are you an insured business and do you guarantee your work?

Accepted Answer

All licensed Conveyancers must be covered under a policy of professional indemnity.  However, in order to be covered under that policy, you would need to follow the advice we give you.  If you choose to go against our advice, then we will of course still follow your instructions but the risk is yours.  In such circumstances, you would not be covered.

How did you decide to get into your line of work?

I started working for law firms as a legal secretary 16 years ago.  I was immediately assisting the lawyers with conveyancing work.  I found my niche in the field of law and have enjoyed it ever since.

Accepted Answer

Due to client confidentiality I'm unable to share but I have seen many interesting situations and every transaction is unique making my job always interesting.

I love being able to work with people through these transactions knowing how complex they can be.  I also love the social interactions this work brings.

What questions should a customer ask to hire the right service professional?

As every situation is very different from the other, it is very important to describe in detail the transaction you want to get into. For example, if you wish to purchase a property under your superfund, you first have to arrange to have the superfund entity established. You may be the executor of an estate or acting as power of attorney for someone else. You may be a divorcing couple needing to sell your home. It is important that these sort of situations are communicated to the person you are seeking to hire. As I work in a law firm, the firm will be able to assist you with any legal issues outside of the conveyancing transaction.

What questions do customers commonly ask and how would you answer them?

Every individual's situation is different.  The main tips I give people are:   For purchasers. Check everything is in working order that is listed on the inclusions in the contract as well as checking the taps, flushing toilets, check locks are working and there are keys for all lockable doors and windows and check electricals.  Do this before you make an offer.  Keep a checklist.  Then when you do a final inspection of the property at the end you know exactly what should be in working order in the event you need to make a claim.  For vendors, it is important to disclose anything you know that may affect a purchaser's decision to buy a property, especially defects in title.  This may come back to bite you down the track and will not stop a purchaser from taking action long after the matter has settled.  If it is disclosed in a contract, the purchaser cannot make a claim.

I have been working in responsibly high positions since my early twenties and have always been both reliable and trustworthy. I have maintained high levels of integrity throughout my working life and have maintained a high work ethic. I have with a number of lawyers who have relied heavily upon my skills and abilities to work their client matters.

Our fees are competitive. I will keep you informed every step of the way. I will provide a seamless service. A solicitor here can assist you if at any stage of your transaction something comes to light that needs solicitor assistance.

What are the typical things that you need to know before you can provide a quote to a customer?

Accepted Answer

Are you selling, buying or leasing?  Is the property residential or commercial? If commercial is there a business involved? Is the property community or strata title? Are you buying off the plan? Are you buying or selling more than one lot? Are you selling one property and buying another or are you going into a Retirement Village?

How can a customer save money before you start the work? Please give 3 tips

1. If buying have your pre-approval for finance in place before proceeding with anything else. This will hopefully shorten to time to obtaining formal approval and limiting the risk of being gazumped by another buyer. 2. Know the market, especially if you are going to bid at auction. 3. Inspect the property before making your offer eg. check the inclusions are working as well as taps, locks,electricals, plumbing etc. This will save you from having to spend money on repairs at the end.

What makes your pricing competitive?

I have fewer overheads than other businesses.  I use a home office and therefore do not have to pay for commercial property.  I do all the work myself and only hire contractors for certain non-conveyancing aspects of the business.  This keeps the expenses down which allow me to keep your fees down.

How do you normally charge for your service?

Accepted Answer

For sales $900 plus GST plus disbursements. For purchases $1200 plus GST plus disbursements. Family Transfers and Retirement villages different fees. Please call me.

I have had a fair amount of exposure to commercial transactions.  More recently, I have been engaging in more and more residential work.

18 years legal industry experience  Associate Degree in Law (Paralegal Studies) - Southern Cross University  I have acquired a high level of excellence in customer service over many years. I am a born problem solver which makes me a perfect candidate for this line of work.
