I am insured and have a current professional indemnity insurance in place. I do guarantee my work or if you are not satisfied i will give you 3 months free management if i do not fix the issue within 48 hours of receiving your complaint in writing.

How did you decide to get into your line of work?

I have always been interested in the building industry and completed my trade as a carpenter in my early years. From there i have always had a passion for real estate and wanted to get into the trade.

I recently sold a home in Wallsend, The neighbouring property had sold a week prior to me putting this one on the market. They were both 2 bedroom small cottages only mine was on a much smaller block. I sold it in 3 days for $30,000 more than the neighbouring property. The vendor was over the moon.

I love meeting people and making them happy with the results that i will provide in either the sale of their property or the management of their investment.

A customer should always ask is the person licensed or are they a certificate holder that needs to be supervised at all times.

I am always asked about fees and charges by both sellers and landlords and my hones approach always prevails. I do not have to come see you in person to tell you my fees. I am not afraid of disclosing my fees over the phone. I challenge other agents to compete with me.

I always return my phone calls and emails without exception. I also have and run my own real estate trust account and  am audited annually by an accountant accredited by the department of fair trading.

Call me first. Make sure your property is ready to lease and the taps are compliant as well there is a new smoke alarm in place.

What makes your pricing competitive?

When a landlord is told the agents managing fees are 5.5% that should be it, not an add on for inspections  and paying bills etc.   What I tell you in a percentage is it apart from a letting fee and lease sign up fee of course should we ever need to attend tribunal there are some costs involved.

How do you normally charge for your service?

I charge on a percentage base and on the type of property. For example a newer property would be charged at around 5.5% of the rent collected. An older property which will take more looking after may be 7.7%. There are no admin fees as i incorporate most things in the % of rent collected.

Property management is an area of expertise. Always making sure i am up to date with the often changing legislation and protecting my landlords form prosecution.
